## Can you rent out an akiya in Japan?

Imagine finding a house in Japan for ¥3 million. You do not plan to live there full-time, but the fallback seems obvious: rent it out.

That assumption causes trouble.

A low purchase price does not create rental demand. Before you buy, ask who would realistically pay to live or stay in this particular house, and why?

A house that looks appealing to a foreign buyer may still be too cold, inconvenient, expensive to run, or poorly located for the people who would actually need to use it. The rental strategy needs to match the property, the area, and the kind of owner you are prepared to be.

Rules can vary by municipality, property, and operating arrangement. Confirm the position with qualified local professionals before relying on a rental plan or projected income.

**The first step** is to separate the rental models. They may all produce income, but they rely on different people, different demand, and different work after closing.

There are three different ways to earn income from a house in Japan. Each depends on a different occupant, a different source of demand, and a different level of work after closing.

**Start with the basic proposition**. What are you offering, who is it for, and what would make that person choose this property?

The same house can work very differently under each rental model. Start with what you would provide, who would use it, and why that person would choose this property.

**Long-term rental is usually** the first option buyers consider. It can be straightforward in principle, but the house still needs to work as a practical year-round home for a local tenant.

Long-term rental: you are providing someone with a home

A long-term tenant is making the property their home. That makes daily comfort, convenience, and predictable costs more important than a low purchase price or a traditional exterior.

Start with daily life

Long-term rental is the model most buyers picture first. You buy a property, find a tenant, sign a residential lease, and collect rent each month.

A traditional exterior, a large garden, or a low purchase price may appeal to a foreign buyer. Those features may matter far less to a local tenant than warmth, convenience, and a predictable monthly cost.

Choose the right lease structure

Japan has standard residential lease arrangements, as well as fixed-term building leases (teiki shakuya, 定期建物賃貸借). Under a fixed-term lease, the agreement ends on the date set in the contract rather than renewing automatically. The right structure depends on the property, intended use, and professional advice.

Test the real cost of a cheap akiya

The purchase price tells you very little about rental value.

Imagine a buyer who finds a house for ¥3 million. The price looks manageable, but the roof needs work, the electrical system is outdated, the bathroom needs replacement, and winter heating costs are high. If the house needs ¥6 million in repairs before a normal tenant would consider living there, it is not really a ¥3 million rental opportunity.

Location can create the same problem. A large house may still struggle to rent if it is far from jobs, schools, shops, or transportation. Being in a suburb or even within a metropolitan prefecture does not guarantee demand.

Know the work of being a landlord

Long-term rental can be a good fit if you want a relatively stable tenant relationship rather than a hospitality business. It usually involves less turnover than short-stay accommodation.

It still requires active ownership. You need a plan for repairs, tenant communication, inspections, vacancy periods, insurance, and property management. If you live overseas, local support is not optional when something urgent happens.

```
**Medium-term rental can look** like a middle ground between a conventional lease and short-stay accommodation. In practice, it only works when there is a clear local reason for someone to need furnished housing for several months.
```html

Medium-term rental: temporary housing for a specific need

Medium-term rental can meet a real local housing need, but a stay of more than 30 days is not an automatic legal shortcut. Start with the occupant and the demand source.

Define the arrangement carefully

For this article, medium-term rental means a stay of more than 30 days that is shorter or more flexible than a conventional long-term tenancy.

That is a useful market category, but it is not a simple legal shortcut.

Japan does not have a universal rule that says stays of 30 or 31 days automatically count as ordinary residential rentals. The legal treatment can depend on the nature of the arrangement, the services provided, whether the occupant treats the property as their base of living (seikatsu no honkyo, 生活の本拠), and applicable local rules.

Confirm the licensing position

There is also a category of accommodation business called geshuku eigyo (下宿営業), which can cover accommodation charged on a monthly basis. Before offering furnished stays or flexible monthly arrangements, confirm the legal and licensing position with qualified local professionals.

Find a real source of temporary demand

Some people need a home for several months without wanting a conventional empty apartment and a long setup process. They may include:

A furnished house with appliances, internet, parking, and a simple move-in process can solve a real problem for the right occupant.

Do not buy an akiya and assume that someone, somewhere, will need it for six months. Start with local demand. A property near a hospital, university, industrial site, government office, major employer, or transport hub may have a plausible medium-term market. A similar house in an area with no obvious source of temporary demand may not.

Plan for a more hands-on operation

Medium-term rental is usually more hands-on than a standard long-term lease. Tenants may expect furniture, appliances, internet, utilities, flexible timing, and a straightforward move-in process.

That can support a different type of rental proposition, but it also creates more operational work. Someone needs to prepare the house between occupants, handle repairs, coordinate utility changes, and respond when problems arise.

**Minpaku is often the most** visible rental model online, especially for buyers drawn to traditional homes. But it is an accommodation operation, not a passive backup plan for any house that happens to be vacant.

Minpaku: you are operating accommodation

Minpaku is different from renting a home. The property needs a clear guest market, a lawful operating plan, and reliable local management for everyday hospitality work.

Understand the legal framework

Under Japan's Private Lodging Business Act (Jutaku Shukuhaku Jigyo Ho, 住宅宿泊事業法), private lodging can operate through a notification-based framework, subject to a limit of 180 days per year. Local governments can impose additional restrictions.

Operating beyond that framework may require a license under the Hotel Business Act. Requirements vary by location and property type, so buyers should confirm the position before treating minpaku income as part of a purchase decision.

Test the guest proposition

The legal question matters, but the business question comes first:

Why would a visitor choose to stay here?

A minpaku guest is not usually looking for a home. They are booking accommodation. That means you need to think about bookings, guest communication, cleaning, check-in, check-out, consumables, repairs, reviews, emergency response, and local rules.

A traditional house near a destination may attract visitors because the house and location are part of the trip. An ordinary suburban house with weak transport access may have no clear reason for guests to book it, even if the nightly rate looks attractive in a spreadsheet.

Putting a property on a booking platform does not create demand.

Prepare to run accommodation

Minpaku can work for owners with a strong location, a clear guest market, and reliable local management. It is closer to operating a small hospitality business than collecting rent from a tenant.

It is rarely a passive fallback plan for an overseas buyer. A guest complaint, a broken air conditioner, a cleaning failure, or an emergency still needs a local response.

**The distinction becomes clearer** when you test one property against all three models. The building may stay the same, but the person you need to attract changes completely.

A single suburban house outside a major Japanese city can look very different depending on whether you need it to work as a home, temporary housing, or accommodation.

        For minpaku:
Why would a visitor choose to stay in this neighborhood?

Test the property against real use

A large house with parking might appeal to a local family, but only if it is comfortable, practical, and close enough to daily necessities. The same property might suit a transferred employee if it is furnished and near a major employer. It may be a poor minpaku candidate if visitors have no reason to come to the area.

The reverse can also be true. A compact, attractive house near a major destination may work as accommodation while offering little advantage over ordinary local rental stock for a long-term tenant.

The rental strategy should come after demand research, not before it.

**The right model is not simply** the one with the highest possible nightly or monthly rate. It is the one that fits the property, the evidence of demand, and the amount of operational work you are prepared to take on.

There is no universal answer. Start by deciding what kind of owner you want to be, then assess whether the property, local demand, and management plan support that role.

## Before you buy, decide what the house needs to be

A cheap akiya can become a personal home, a long-term rental, temporary housing, or short-stay accommodation. Those are different uses with different customers, costs, rules, and management demands.

Long-term rental works when a local household would genuinely want to make the house their home. Medium-term rental works when there is a specific source of temporary local demand and you can provide a convenient furnished stay. Minpaku works when the location gives visitors a real reason to book and you are prepared to operate accommodation within the applicable rules.

If you are considering an akiya as a rental property, begin by separating the purchase price from the cost of making the home usable for your intended tenant or guest. Then investigate local demand, management options, and the rules that apply before you make an offer.

If you already have a property in mind, AkiyaHub can help you look beyond the listing price and assess the practical questions that shape whether the property fits your plan.
