## A working kitchen and bathroom do not tell the whole story

An akiya may have a kitchen, toilet, bathroom, outlets, and a water heater. That is a useful starting point, but it **does not confirm that every system is active**, **safe**, **maintained**, **or ready for the way you plan to use the house**.

In rural Japan, water may come from a private well rather than the municipal supply. Gas may be delivered in cylinders instead of through a city pipeline. Wastewater may be handled by a *jokaso*, an on-site treatment system. Internet service may depend on whether a provider can connect the exact address.

**None of these arrangements is automatically a reason to walk away**. Many rural homes rely on them without difficulty. What matters is the condition of the system, its maintenance history, and whether it suits your plans for the property.

Before you buy, confirm **what serves the house now**, **whether it is working**, **and what may need inspection**, **repair**, **reconnection**, **or upgrading after purchase**.

Before looking at each system in detail, it helps to see the full picture. A rural property may rely on a mix of public services, private equipment, and local providers.

    <p style="margin:0;font-size:16px;line-height:1.72;color:#f1f4f5;">A rural akiya may have working utilities, but each system still needs to be active, maintained, documented, and suitable for how you plan to use the home.</p>

        <strong>Gas:</strong> Cooking, hot water, or heating may rely on city gas or LP gas.

        <strong>Electricity:</strong> Capacity, wiring, and the electrical panel may need attention.
      </li>
      <li style="position:relative;padding:0 0 0 38px;margin:0;font-size:16px;line-height:1.7;">

        <strong>Internet and mobile coverage:</strong> Service must be confirmed at the exact address.
      </li>

    <h3 style="margin:25px 0 10px;font-size:12px;font-weight:700;letter-spacing:.11em;text-transform:uppercase;color:#596872;">Why this matters</h3>
    <p style="margin:0;font-size:16px;line-height:1.72;">The issue is rarely that one system is unusual. Rural homes can work well with LP gas, well water, or a jokaso. The risk is buying without knowing whether those systems suit a full-time home, remote work, modern heating, or management from overseas.</p>

```
**Start with gas** because it often affects both daily comfort and renovation decisions. The type of supply can shape your choice of cooking, hot water, and heating equipment.
    <h2 style="margin:0 0 14px;font-size:26px;line-height:1.18;color:#ffffff;">Gas: City gas and LP gas work differently</h2>
    <p style="margin:0;font-size:16px;line-height:1.72;color:#fff9e6;">Most homes use city gas or LP gas. LP gas is common in rural areas because cylinders can be delivered without a gas pipeline, but the supplier arrangement and equipment still need checking.</p>
  <div style="padding:26px 30px 28px;background:#fbf9f2;">
    <h3 style="margin:0 0 14px;font-size:12px;font-weight:700;letter-spacing:.11em;text-transform:uppercase;color:#856817;">First check</h3>
    <p style="margin:0 0 20px;font-size:16px;line-height:1.72;">Confirm the gas type, the supplier, and whether the existing equipment is usable. City gas arrives through underground pipelines. LP gas is stored in cylinders at the property and delivered by a local supplier.</p>
    <h3 style="margin:0 0 14px;font-size:12px;font-weight:700;letter-spacing:.11em;text-transform:uppercase;color:#856817;">Questions to ask</h3>
**Water deserves a closer look** because a tap alone tells you very little about the source, condition, or maintenance needs behind it.
    <p style="margin:0;font-size:16px;line-height:1.72;color:#edfaff;">Some rural homes use a private well rather than municipal water. The well is only one part of the system, which may also include a pump, pressure equipment, filters, and private plumbing.</p>
  <div style="padding:26px 30px 28px;background:#f4f9fb;">
    <p style="margin:0 0 20px;font-size:16px;line-height:1.72;">Confirm whether the property uses municipal water, well water, or another private supply. If well water is used for drinking, confirm the water-quality history and the maintenance plan for the system.</p>
    <h3 style="margin:0 0 14px;font-size:12px;font-weight:700;letter-spacing:.11em;text-transform:uppercase;color:#27718a;">Questions to ask</h3>
**Next**, **confirm what happens** after water leaves the house. Wastewater systems are easy to overlook during a viewing, but their condition and maintenance history can matter just as much as the plumbing inside.
    <p style="margin:0;font-size:16px;line-height:1.72;color:#edf9f0;">A property may connect to public sewer or use a jokaso, a decentralized wastewater treatment system on or near the property. A working toilet does not confirm that the system is maintained or in good condition.</p>
  <div style="padding:26px 30px 28px;background:#f7fbf8;">
    <h3 style="margin:0 0 14px;font-size:12px;font-weight:700;letter-spacing:.11em;text-transform:uppercase;color:#3d7a5c;">First check</h3>
    <p style="margin:0 0 20px;font-size:16px;line-height:1.72;">Confirm exactly where wastewater goes and what maintenance the system requires. Jokaso systems need ongoing maintenance, cleaning, and inspections. The schedule depends on the system type, size, and local arrangements.</p>
**Electricity is another system** that can look fine at first glance. A few working lights and outlets do not show whether the house can support the way you plan to live in it.
    <p style="margin:0;font-size:16px;line-height:1.72;color:#f0f2ff;">An older home may have a normal-looking breaker panel while still having limited capacity or aging wiring. Your intended use may place much greater demand on the system than the previous owner's routine.</p>
**Each of these systems** may be manageable on its own. The bigger issue is how several small uncertainties can combine once you begin repairs, reconnection, and regular use.
    <h2 style="margin:0 0 14px;font-size:26px;line-height:1.18;color:#ffffff;">The real risk is the combination of small problems</h2>
    <p style="margin:0;font-size:16px;line-height:1.72;color:#fff3f1;">A well, LP gas, a jokaso, or limited internet is not automatically a problem. The risk is discovering several unresolved issues only after you own the property.</p>
    <p style="margin:0 0 20px;font-size:16px;line-height:1.72;">A buyer purchases a countryside house for ¥5 million. The price looks manageable. ## Before you pursue a property
Do not stop at "Does this utility exist?"
Ask what system serves the house, whether it works now, who maintains it, what records are available, and what it may cost to repair, reconnect, or keep working.
**Utilities are part of due diligence**, **not a post-closing surprise**. A home can have a working kitchen, bathroom, lights, and water on the day you see it, while still needing repairs or upgrades before it suits your plans.
If you have found an akiya that interests you, start by confirming the systems that affect day-to-day use: water, wastewater, gas, electricity, and internet. This is the kind of practical due diligence AkiyaHub helps buyers complete before they spend serious money on a property.
