Cheap houses in Japan exist because buildings lose paper value fast and millions of homes are empty. The price is real. It is also only the start of the budget.

Older houses in regional cities and commuter towns regularly ask under ¥10 million. Some ask under ¥3 million. ## Six reasons a Japanese house asks so little

### Buildings depreciate on paper

Tax and appraisal rules write a wooden house down to almost nothing in 22 years. Sellers price the land and treat the house as a bonus or a burden. This means the asking price says little about the condition.

### Millions of homes are vacant

Japan counts more than 9 million vacant homes. Inherited houses in towns with falling populations have more sellers than buyers. This means you can be selective and should not settle for the first listing that fits the price.

### Distance from a hub

Each rail stop away from a major station cuts the price. Homes that need a car for daily life ask far less than homes near a station. If you will visit a few times a year, a longer walk is a fair trade.

### Age and code year

Houses built before the 1981 seismic code and before 2000 need structural checks, so buyers discount them heavily. If a listing predates 1981, add a structural check and a retrofit line to your estimated all-in budget.

### Repair backlog

Roofs, kitchens, baths, insulation, and termite damage on a house that sat empty for years can cost more than the asking price. Get a written contractor estimate before you make an offer.

### Access and land rules

Narrow private roads, missing rebuilding rights, and unclear boundaries lower the price and limit what a buyer can do later. If the plot cannot be rebuilt on, the low price is the market pricing a problem you would own.

## Abandoned houses in Japan

English searches use abandoned for any empty home. In Japan the word is akiya, and it covers every vacant property, from a new condo an owner left to a farmhouse nobody has entered for a decade. Most vacant homes for sale are inherited houses that are empty, not derelict. Truly neglected houses are a smaller group, often not for sale because the title is split among heirs. Before you chase one, confirm that the plot can be rebuilt on, that the title is clear, and that a contractor has seen the structure.

## Free houses in Japan

A small number of homes are offered for ¥0 or close to it, mostly through municipal programs with conditions such as residency, renovation, or a move-in deadline. A plot that touches a legal road of 4 meters or more keeps its value even if the house does not.

### A station or a highway is practical

You can reach the home from an airport in one afternoon and reach daily shopping without a long drive.

### The structure passed a check

A contractor or inspector confirmed the foundation, roof, and frame, and priced the repairs.

### The estimated all-in budget still fits

Asking price plus purchase costs plus repairs plus first-year running costs is inside the money you can commit.

### Someone can care for it

A steward, manager, or neighbor can check the home, air it, and handle small problems while you are away.

### You can use it as planned

Zoning and building rules allow the use you have in mind. Short-term rental is subject to local rules and property-specific review, so confirm it before you count on income.

## Six things a low asking price does not tell an overseas buyer

### You can buy as a foreigner

Japan places no nationality, residency, or visa condition on property ownership. You hold the same freehold title as a Japanese buyer. Ownership does not grant a visa, so plan your stays separately.

### The price excludes most of the budget

On a lower-priced home, purchase costs, renovation, and first-year running costs often exceed the asking price. Set your estimated all-in budget first, then work back to the asking-price band you should search in.

### Travel is part of the budget

Many buyers of older homes visit once before an offer to walk the house with a contractor. Flights, local transport, and time off are a real cost. Remote support through licensed partners can replace later trips.

### Availability is not confirmed by a listing

Lower-priced homes either sell fast or sit for years, and listings stay online after a home goes under offer. Someone needs to confirm with the Japanese-side agent that the home is still available before you plan a trip.

### Vacation use, renovation, and rental

Vacation use is normal and needs no permit. Renovation is allowed, subject to building rules and rebuilding rights. Short-term rental is subject to local rules and property-specific review, so check before you count on income.
