- Prepare the home for arrival and close it down after departure
- Coordinate local contractors, quotes, access, and progress updates

Every request, visit report, expense, and conversation stays attached to the property in the Steward Dashboard.

## How Stewardship works

1. **We look at your home and goals.** We review the property and how you plan to use it. That shapes the level of care we recommend.
2. **We match you with a local Steward company.** We confirm which certified Steward can serve your area and what they can take on.
3. **You meet the Steward and set the plan.** You walk through visit frequency, tasks, approvals, reporting, and a proposed monthly price.
4. **You sign and start getting updates.** You sign with the Steward company, they complete the baseline visit, and you start seeing check-ins in your Steward Dashboard.

Every home is different. Location, access, and condition affect what Stewardship looks like and what it costs. You see the specific services, responsibilities, and monthly price for your home before you sign or pay anything.

## How this differs from property management

Home Stewardship is not rental property management.

Rental management is designed around tenants, guests, bookings, and rental income. Home Stewardship is designed around the owner of a private home. There are no tenants and no rental marketing. The owner is the only client.

## Frequently asked questions

### Is Home Stewardship the same as rental property management?

No. Rental management is designed around tenants, guests, bookings, and rental income. Home Stewardship is designed around the owner of a private home.

### Who provides the service and signs the agreement?

The certified local Steward company provides the property services. AkiyaHub does not perform the visits, administration, or contractor work. You review and sign the service agreement directly with the Steward company.

### Why are utilities registered in the Steward company’s name?

Utilities and other supported Japan-side service accounts are registered in the Steward company’s name. Using a Japanese entity as the contracting party usually makes setup, billing, mail handling, and provider changes much simpler. You remain responsible for the property-specific charges.

### Does a Steward replace an inspector or licensed specialist?

No. Home checks are practical visual checks, not licensed building inspections, engineering assessments, legal or tax advice, certified translation, or other specialist services.
