# Houses for Sale in Japan

**For overseas buyers:** See homes on the market now at the prices most overseas buyers actually pay, what your budget buys in each region, and the checks that decide whether a listing can work from abroad.

Foreigners can buy houses, condos, and land anywhere in Japan. Japan places no nationality or residency condition on property ownership, and ownership does not grant a visa. The question for an overseas buyer is where your budget works.

Most AkiyaHub buyers pay under US$100,000 (about ¥15 million) for the home itself. About 41 percent of active listings ask under ¥20 million, and 47 percent are detached houses. If that is your budget, you have real choice outside the big-city centers. The national median across Japan is ¥25M (about US$167K), pulled up by Tokyo and Osaka. Purchase costs add roughly 6 to 10 percent on top of any asking price.

## Every kind of home is for sale in Japan

### City condos and apartments

Managed buildings in Tokyo, Osaka, Nagoya, Fukuoka, Sapporo, and commuter cities. If you want low upkeep between visits, start here, and check monthly fees, repair reserves, and building age.

### Suburban family homes

Detached houses with parking and a garden in rail suburbs. If you want land and space for longer stays, start here, and check road access, rebuilding rights, and renovation needs.

### Newer and modern builds

Homes built after 2000 and new subdivisions near Aqua-Line, Tsukuba Express, and other growth corridors. Lower repair risk, higher entry price. If you want to skip renovation, this is the trade.

### Resort and vacation homes

Sea-view condos in Atami and Izu, mountain homes in Nagano and Yamanashi, and ski-area units in Hokkaido. Check hot-spring fees, winter access, and whether short-term rental use is permitted before you plan on income.

### Older and traditional houses

Pre-1981 houses, kominka, and machiya. Lower asking prices, with structure, access, and renovation work priced separately. If you have renovation comfort and time, the value is real. If not, look at newer stock.

### Akiya of every kind

An akiya is any vacant property in Japan, from a new condo to a farmhouse. The word describes occupancy, not condition or location. Do not filter by the label. Filter by condition and use.

## Six checks that decide whether a listing can work from abroad

A listing page shows a price. It does not tell you whether the home is still available, what the price excludes, whether you can use it the way you plan, or who will talk to the seller's agent in Japanese. These six checks do.

### Can you buy? Yes.

Foreigners can own land and buildings outright. No visa or residency is required to buy, and owning does not grant residency. Plan your visa separately.

### What the price excludes

Allow roughly 6 to 10 percent of the asking price for acquisition tax, registration, stamp duty, agent commission, and legal work. Renovation and furnishing come on top. That sum is your estimated all-in budget.

### How you pay

Most overseas buyers pay cash. Japanese mortgages for non-residents are rare, so set your price band from the cash you can commit, not from a loan you may not get.

### Is it still available?

Listings stay online after a home goes under offer. Before you plan a trip around one, the Japanese-side agent needs to confirm it is still on the market and open to an overseas buyer.

### Condition and use

Confirm the seismic code year, roof and structure, utilities, boundaries, and whether the plot can be rebuilt. Vacation use is normal. Short-term rental use is subject to local rules and building bylaws.

### Remote steps and who talks to whom

Viewings, inspections, offers, and contract day can be handled with remote support through licensed partners and a power of attorney where needed. Agents and scriveners work in Japanese, so someone has to carry that communication for you.

Yes. Japan does not require citizenship, residency, or a visa to buy land or a building. You hold the same freehold title as a Japanese buyer. Ownership does not give you the right to live in Japan, so plan your visa separately.

### How much does a house in Japan cost?

### Is a house with a low asking price in Japan a good buy?

### Can I buy a house in Japan without visiting?

Yes, with conditions. Viewings, inspections, offers, and contracts can be handled with remote support through licensed agents, a judicial scrivener, and an appointed signer under a transaction-specific power of attorney. Some sellers and agents still prefer a buyer who visits at least once.

### Is the listing I found still available?

### Can I use the house as a vacation home or rent it out?

In Japanese real estate, a mansion is a reinforced-concrete condominium unit in a managed building, not a large luxury home. A house, or ikkodate, is a detached home on its own land. Our property types guide explains each term you will meet in listings.
