Why buyers choose Saitama
Tokyo on your doorstep, without Tokyo prices
Saitama is where people priced out of Tokyo actually go: a short hop north of the city, packed with rail lines and amenities, yet far more affordable, with historic towns and real mountains within easy reach.
Minutes from Tokyo
Southern cities like Kawaguchi, Warabi, and Toda sit just across the river from Tokyo, and Omiya reaches central Tokyo in about 25 minutes. Plenty of residents commute into the city every day.
The Omiya rail hub
Omiya Station is one of the busiest in the Kanto region and the gateway to northern Japan: every Tohoku, Hokuriku, Joetsu, Yamagata, and Akita shinkansen line stops here, so getting anywhere is easy.
More affordable than the capital
In Q1 2026, the median Saitama listing sat near ¥25.0M (about $158k), with 26% of listings priced under $100k. That is a fraction of central-Tokyo pricing, and akiya in the countryside can be far cheaper still.
Homes here are in demand
Saitama is one of the most sought-after markets near Tokyo. The share of listed homes that actually sell has climbed from about a third to nearly six in ten in the past year, so good homes do not sit for long.
History and culture up close
Kawagoe’s "Little Edo" warehouse streets, the ancient Hikawa Shrine in Omiya, the famous bonsai village, and the Railway Museum give Saitama a strong sense of place, all within a short train ride.
Mountains, rivers, and akiya
Head west and Saitama turns rural fast: the Chichibu mountains, the Nagatoro river gorge, Totoro’s Sayama Hills, and traditional towns with akiya inventory, all still close to the capital.
