Utility and other supported service accounts are registered in the Steward company’s name. Because providers are dealing with a Japanese entity, setup, local mail handling, account changes, and payment are much simpler than trying to use an overseas address, card, or bank account.

Why we built the Steward system

We kept seeing the same problems after closing.

Members had their homes, but basic ownership tasks kept getting stuck on rules designed for someone living in Japan. Homeowners needed local follow-through. Local providers needed a better way to deliver it.

  • Simple tasks became hard from overseas.

    Every utility company had different rules. Some accounts required a person in Japan. Tax bills and official notices arrived by post. Missed deadlines could mean late fees or penalties. Overseas cards and bank accounts were often refused.

  • Buying locally was not always possible from abroad.

    Japan often offered better prices on high-quality furniture, appliances, and household goods. But some sellers only worked with local buyers, required domestic payment, or accepted cash. Someone still had to order, receive, and check everything.

  • Traditional property-management workflows were not built for this.

    We also saw traditional property managers struggle with work that had little in common with rentals. Stewardship brought utilities, mail, purchases, one-off requests, property history, and ongoing communication with an overseas owner. Without a shared process and language support, even good providers could become overwhelmed or simply decline the work.

So we built a clearer way for both sides to work together.

Your Steward handles the local care and follow-through. The Steward company is your service provider, and you sign the service agreement directly with them. AkiyaHub certifies participating Stewards and provides the dashboard, payment tools, translation, and support. AkiyaHub does not perform visits, utility administration, contractor work, or other property services.
