How the team works

Every role serves one purchase.

A member buying from overseas needs a home that is checked, a partner network behind the platform, and a team they have met. Each team on this page owns one of those. Together they get a buyer from the first search to the keys.

    Start as a housing coordinator

    Housing coordinator is our main hire. You learn how a purchase really works by standing in the property and talking with the agents who list it.

    Build depth in a region or a function

    Some people go deep on one region. Others go deep on advisory work, partners, or events. Every team learns the same purchase from a different side.

    Join the advisory team

    The advisory team stays with a buyer from shortlist to closing. We fill it from inside first, because the best advisors have already done the work they now coordinate.

The first person to stand in front of a property for a member. You visit vacant homes and condos, speak with the listing agent and local offices, and turn what you find into a report a buyer overseas can act on.

What you will do

  • Visit vacant properties across Japan and record condition, price, land use, zoning, and running costs.
  • Speak with listing agents and local offices, and gather the details a listing leaves out.
  • Photograph each property properly and write a clear English report for the member and the advisory team.
  • Answer member questions about a property with what you verified on site.
  • Hand a clean file to the advisory team when a member decides to move forward on a property.

What you bring

  • Native Japanese, and English good enough to write a clear report.
  • Comfortable calling agents and local offices, and asking the next question.
  • Able to travel across Japan, often on short notice.
  • Experience in real estate, research, reporting, or field work is a plus.

How you help the team

Every recommendation the advisory team makes starts with your report. Good coordinator work means fewer surprises at contract, faster decisions, and buyers who trust what we tell them.

Why it matters to buyers

Most foreign buyers cannot fly to Japan for every viewing. You are how they see a home clearly before they commit.

Housing coordinators are the main path onto the advisory team.

Regional Housing Coordinator

The housing coordinator role, anchored in one region. You live where our members are buying, so you know the towns, the agents, and the local offices well enough to move faster than a visitor can.

What you will do

  • Run property visits and reports for your region, from city condos to suburban family homes.
  • Build working relationships with the seller-side agents and local offices who list most homes in your area.
  • Keep regional notes current: typical prices, renovation costs, local rules, and which areas suit which buyers.
  • Support visiting housing coordinators and advisory staff when a purchase lands in your region.
  • Flag new areas where members are asking to buy, so the team can plan coverage.

What you bring

  • Native Japanese and working English.
  • You already live in, or know well, the region you apply for.
  • Experience as a housing coordinator, in real estate, or in regional field work.
  • Organised enough to keep your own notes current without a reminder.

How you help the team

Local knowledge compounds. With one person who knows a region well, a purchase there takes fewer trips, fewer calls, and fewer mistakes, and the whole team benefits from notes that stay current.

Why it matters to buyers

Members buy all over Japan. Regional coordinators let us give the same quality of help in every region we cover, not only near Tokyo.

Regional coordinators move onto the advisory team or lead coverage for their region.

The first seat on the advisory team. You stay with a buyer from shortlist to closing, working alongside the licensed agent and judicial scrivener who handle the transaction, so the member always knows what comes next.

What you will do

  • Help members prepare for each stage, from offer to closing, and keep them informed as the licensed agent and judicial scrivener complete their steps.
  • Schedule and coordinate with the licensed agent, the judicial scrivener, and other professionals so each step happens on time.
  • Keep the member, the professionals, and the file on the same facts and the same dates.
  • Work with housing coordinators on property reports and with partnership coordinators on partner coverage.
  • Write down what went well and what did not after each purchase, so the next one is smoother.

What you bring

  • Experience as a housing coordinator at AkiyaHub, or equal experience in Japanese real estate transactions.
  • Professional Japanese and English, written and spoken.
  • Calm with deadlines, many parties, and detailed documents.
  • A clear sense of what a coordinator does and what only a licensed professional can do.

How you help the team

Advisory associates carry a member from research to the keys. You keep every party on the same timeline when many parties in Japan all have to say yes.

The person who grows our partner network. You bring licensed agents, property managers, renovation firms, and venues into the AkiyaHub network, and help them offer their services to members through our platform.

What you will do

  • Find licensed agents, property managers, renovation firms, and venues in the areas where members are buying.
  • Explain how the AkiyaHub partner network works and bring new partners onto the platform.
  • Consult with partners on serving buyers from overseas, and help them add the services our members ask for.
  • Keep a current record of every partner: what they offer, where they cover, and how they work with our team.
  • Brief housing coordinators and advisory staff on what each new partner can deliver.

What you bring

  • Professional Japanese and English.
  • Experience in business development, partnerships, or consulting, ideally in Japan.
  • Confident starting a conversation with a business that has never heard of us.
  • Disciplined follow-up and good records.

How you help the team

Every service a member buys through AkiyaHub depends on the partners behind the platform. Each partner you bring in gives the team more coverage, more services, and fewer gaps in a purchase.

Why it matters to buyers

Members work with one English-speaking team. A strong partner network lets that team deliver more, in more places, without sending members off to find help on their own.

Partnership coordinators can lead regional partner networks as coverage grows.

What you will do

  • Check in with partners on a regular schedule and after each shared project or event.
  • Help partners use the AkiyaHub platform and meet the standard our members expect.
  • Collect feedback from partners and from our team, and fix small problems before they grow.
  • Spot services members ask for that a partner could add, and help the partner build them.
  • Report which partners are strong, which need support, and where the network needs more coverage.

What you bring

  • Professional Japanese and working English.
  • Experience in account management, partner success, or business consulting.
  • Warm, reliable, and direct when something needs fixing.
  • Good records and steady follow-up.

How you help the team

A partner who grows with us is worth more than a new one. You keep the network reliable, so every service a member buys is delivered to the same standard.

Members get a consistent experience because every service comes through AkiyaHub, delivered by partners who know how we work.

Partner success coordinators can move into partnership coordination.

The person who plans our in-person events as they grow. You choose the dates, book the rooms, build the programme, and follow up afterward so each event is better than the last.

What you will do

  • Plan member gatherings, area tours, and other in-person events across Japan.
  • Book venues, transport, and suppliers, and manage each event budget.
  • Build the run of show and brief hosts, speakers, and team members.
  • Work with partnership coordinators when an event needs a local host, venue, or partner.
  • Review each event afterward and record what to keep and what to change.

What you bring

  • Fluent English. Japanese is a strong plus.
  • Experience planning events, tours, meetups, or live programmes.
  • Comfortable with budgets, suppliers, and last-minute changes.
  • Able to travel within Japan for events.

How you help the team

Events are where members meet the team, see neighbourhoods in person, and meet the team behind their purchase. Well-run events turn interest into confident buyers.

Why it matters to buyers

Buying a home in another country is easier after you have met the people helping you. Events make that possible at scale.

Events planners can lead the events programme as it expands to more cities.
