01Do you actually know Japan real estate?
We judge a home by its total cost, not its asking price.
A low price can hide a high bill. Before you make an offer, our bilingual team in Japan checks what the home will really cost you and whether it fits your plan.
- Purchase taxes, fees, and registration costs
- Condition, renovation range, and repair risk
- Location fit for how you will use the home
- Whether the seller will work with an overseas buyer

Do you actually know Japan real estate?
They came for a bargain house. The total cost pointed them to a move-in-ready apartment in Yokohama.
“Before we got serious, AkiyaHub helped us run the real numbers. We didn't just look at the asking price. We looked at renovation estimates, a contingency plan for hidden repairs, and the months we'd spend waiting on contractors before the work was even done.”
“Once we added it up, the Yokohama apartment was the smarter buy. Not because the Akiya dream wasn't real, but because we finally had real numbers instead of guesses.”
02Can you help me buy remotely?
Buy from home. We handle the Japanese side.
You talk to one English-speaking team. Our team in Japan handles the Japanese calls, messages, meetings, and documents, and explains every step in plain English.
- Legal paperwork comes with an English companion guide
- Licensed partners handle the offer, contract, and registration through AkiyaHub
- We tell you early which steps you can do from home

Can you help me buy remotely?
They bought a home in Japan without one flight to Japan.
“We purchased our home, without needing to fly to Japan or struggle with language barriers. Even with AkiyaHub's fees included, we purchased a home for less than what would have been the down payment on one of the homes we were looking at in the USA.”
03Can I trust you?
We work for you. Sellers and agents pay us nothing.
AkiyaHub is buyer paid. We take zero commission and zero kickbacks, so what we earn does not change with the price of the home you buy.
- Your purchase funds are held by a licensed escrow partner, a regulated Japanese trust business. Not by AkiyaHub, the agent, or the seller.
- AkiyaHub is not a brokerage. Licensed partners handle the licensed steps.
- If a home is the wrong fit for your plan, we tell you before you make an offer.
Proof
Can I trust you?
One agent went silent. One sent only expensive homes. Then he found a team paid by him, not by the sale.
“We gave him our parameters and price expectations. He would only send us high priced real estate. We later figured out that was due to a commissioned based system.”
“I cannot express in simple terms the trust we put into the Akiya Hub Staff and Shu.”
04Will you still help after closing?
The keys are not the finish line.
Closing is when the practical work of owning starts. With Home Stewardship, a certified local Home Steward looks after the house while you are away, and you keep one English-speaking team as your contact.
- Your Steward opens utilities in the Steward company's name and pays your bills from your expense advance
- Scheduled home checks, plus checks after storms or leaks
- The home prepared before you arrive
- Contractors, quotes, and repairs arranged, with your approval
- Requests, visit reports, and payments tracked in the Steward Dashboard
- Home insurance arranged through AkiyaHub

Will you still help after closing?
The purchase closed. Then we got them a Home Steward to set the new home up.
What came after closing
- A certified Home Steward, onboarded after closing
- Utilities set up
- Renovations arranged
“Even after we purchased our home, they helped to get us onboarded with a home steward so that we could get our new home fully setup with renovations, utilities, etc.”
“They don't just sell you a home and walk away, they help you with getting the new home set up once your purchase is complete.”

Can a foreigner buy a home in Japan?
Yes. Foreign buyers can own land and buildings in Japan, with or without residency. Some requirements depend on the buyer and the property, and we explain the ones that apply to you.
Does buying a home in Japan give me a visa?
No. Owning property and immigration status are separate. How long you can stay depends on your nationality and your visa.
Can I buy from overseas?
Often, yes. Many members buy without a trip to Japan. Some steps depend on the seller, your documents, your funding, and the property, so we tell you early which steps you can do from home and which may need you in Japan.
Who looks after my home after closing?
A certified local Home Steward, through Home Stewardship. The Steward company opens utilities in its own name, pays your bills from your expense advance, checks the house on a schedule and after storms, prepares it before you arrive, and arranges repairs with your approval. You sign with the Steward company directly and follow every request, visit, and payment in the Steward Dashboard. AkiyaHub certifies Stewards and runs the dashboard, but does not do the visits or the work.
