Japan places no nationality or residency condition on property ownership. You can buy a Tokyo condo, a suburban family home, a resort apartment, or an older house on the same freehold terms as a Japanese buyer. Ownership does not grant a visa, so plan that separately.

Choose the home, not the stereotype
Overseas buyers through AkiyaHub purchase modern condos, new builds, suburban family homes, resort apartments, and traditional houses. Each type has its own checks and its own price logic, so each card says who should investigate it first.
Managed buildings in Tokyo, Osaka, Nagoya, Fukuoka, Sapporo, and commuter cities. If you want low upkeep between visits, start here, and check monthly fees, repair reserves, and building age.
Detached houses with parking and a garden in rail suburbs. If you want land and space for longer stays, start here, and check road access, rebuilding rights, and renovation needs.
Homes built after 2000 and new subdivisions near Aqua-Line, Tsukuba Express, and other growth corridors. Lower repair risk, higher entry price. If you want to skip renovation, this is the trade.
Sea-view condos in Atami and Izu, mountain homes in Nagano and Yamanashi, and ski-area units in Hokkaido. Check hot-spring fees, winter access, and whether short-term rental use is permitted before you plan on income.
Pre-1981 houses, kominka, and machiya. Lower asking prices, with structure, access, and renovation work priced separately. If you have renovation comfort and time, the value is real. If not, look at newer stock.
An akiya is any vacant property in Japan, from a new condo to a farmhouse. The word describes occupancy, not condition or location. Do not filter by the label. Filter by condition and use.

The foreign-buyer complication
A listing page shows a price. It does not tell you whether the home is still available, what the price excludes, whether you can use it the way you plan, or who will talk to the seller's agent in Japanese. These six checks do.
Foreigners can own land and buildings outright. No visa or residency is required to buy, and owning does not grant residency. Plan your visa separately.
Allow roughly 6 to 10 percent of the asking price for acquisition tax, registration, stamp duty, agent commission, and legal work. Renovation and furnishing come on top. That sum is your estimated all-in budget.
Most overseas buyers pay cash. Japanese mortgages for non-residents are rare, so set your price band from the cash you can commit, not from a loan you may not get.
Listings stay online after a home goes under offer. Before you plan a trip around one, the Japanese-side agent needs to confirm it is still on the market and open to an overseas buyer.
Confirm the seismic code year, roof and structure, utilities, boundaries, and whether the plot can be rebuilt. Vacation use is normal. Short-term rental use is subject to local rules and building bylaws.
Viewings, inspections, offers, and contract day can be handled with remote support through licensed partners and a power of attorney where needed. Agents and scriveners work in Japanese, so someone has to carry that communication for you.
