The short answer

Foreigners can buy a Japanese condo outright. The unit price is only half the decision; the building and its fees are the other half.

A condominium in Japan is called a mansion. You buy the unit freehold and a share of the land, join the owners association, and pay a monthly management fee and repair reserve. No visa or residency is required to buy. In AkiyaHub market data, 53 percent of active listings across Japan are condos or apartments. This means condos are the larger half of what is for sale, and in central wards nearly all of it. This data includes detached houses, condos, and apartments. It is not a complete census of every property for sale in Japan.

Existing condos ask from under ¥10 million (about US$67,000) for older units in regional and resort cities to ¥50 million and above in central Tokyo. Family units in Osaka, Nagoya, Fukuoka, and Sapporo commonly ask ¥20 million to ¥40 million. Monthly fees of ¥15,000 to ¥40,000 are normal, and older resort buildings can charge more. If you compare two units, add ten years of fees to each asking price before you judge which is the better value.

  • Choose a condo for a city base you visit often, want managed while you are away, and can reach without a car.
  • Choose a house for space, a garden, parking, and full control of repairs, with a repair budget instead of a monthly fee.
  • Compare the ten-year cost, not the asking price. Fees on a low-priced resort condo can exceed the price of the unit.

Monthly and yearly costs of owning a Japanese condo

Fees are set by the owners association and rise as a building ages. Read the long-term repair plan before you compare two units on price alone. This means a low asking price with a high fee can cost more over ten years than a higher price with a healthy reserve.

Before you offer

Six checks on the building, not just the unit

A good unit in a weak building is a weak purchase. These six checks take one afternoon with the disclosure documents, and they decide the fees you will pay for the next decade.

Building age and code year

Concrete buildings approved after June 1981 meet the new seismic standard. Older towers can still be sound, but ask for the seismic assessment.

Repair reserve health

Read the long-term repair plan and the reserve balance. A low fee today often means a large special assessment later. This means the lowest monthly fee is not always the lowest cost.

Land rights

Most condos sit on freehold land shared by owners. Leasehold (shakuchi) units ask less and carry a land rent and an end date.

Management quality

Check the minutes of the owners association, arrears, and whether a professional manager runs the building.

Rental and short-term rules

Many buildings ban short-term rental (minpaku). Confirm the bylaws before you plan Airbnb or monthly rentals. Short-term rental is subject to local rules and property-specific review.

Occupancy and resale demand

A half-empty resort building or an aging single-owner block can be hard to sell. Look at how many units are listed.

The foreign-buyer complication

Six things the unit price does not tell an overseas buyer

A unit price answers one question. These six decide whether a condo can work for you from abroad, and what the building's bylaws and management will let you do with it.

You can buy a condo as a foreigner

You hold the unit freehold and a share of the land on the same terms as a Japanese buyer, with no visa or residency condition. You join the owners association automatically. Ownership does not grant a visa.

The price excludes 6 to 10 percent, then the fees start

Purchase costs sit above the asking price. Then the management fee and repair reserve arrive every month whether you visit or not. Compare units on the ten-year cost, not the asking price.

Bylaws decide the use

Vacation use is normal. Short-term rental is subject to local rules and building bylaws, and most residential buildings prohibit it. Interior renovation usually needs management approval for floor materials, plumbing routes, and work hours.

Remote purchase is practical

The disclosure documents, repair plan, and management report answer most questions from abroad. Viewings, offers, and contract day can be handled with remote support through licensed partners and a power of attorney.

Is the unit still available?

Listings stay online after a unit goes under offer, and units in well-run buildings move fast. Before you plan a trip around one, someone needs to confirm with the Japanese-side agent that it is still on the market.
